Los Angeles, Riverside & San Bernardino · Property Services
Property care,
coordinated to close-out.
We handle the part of owning property that nobody warns you about. The 11pm call. The vendor who stops answering. The turnover that somehow takes three weeks. You still make every decision about your building — we just make sure it isn't waiting on you.
- Owners & licensed brokers
- License & COI verified vendors
- Photo-documented work orders
- Mon-Fri 9am-5pm, Sat 10am-2pm PT
What you can hold us to
- One person, not a queueYou get Ruth, or someone Ruth briefed that morning. Never a phone tree.
- We close it, not just send itA job stays open until we've seen the photo. Not until someone got dispatched.
- You hear back in two daysInspection summaries hit your inbox inside two business days. Every time.
- Nobody unvetted on your roofWe've checked their license and their insurance before they ever show up.
- Properties
Eyes on the building, on a schedule, written down.
- People
Owners who get answers. Residents who get repairs.
- Possibilities
A property that runs without you is an asset again.
What we do
Eight jobs that decide whether you own the building or it owns you.
None of them are glamorous. All of them are where the money quietly goes. We run them on a schedule, in writing, with photos attached.
Maintenance & Repair Coordination
One number to call, and it actually gets finished.
02Turnovers & Make-Ready
An empty unit is the most expensive thing you own.
03Inspections & Condition Reporting
A photo log beats somebody's memory every single time.
04Vendor Management & Compliance
The cheap vendor is the one whose insurance never lapsed.
05Bookkeeping & Owner Reporting
Know what the building cost you before your CPA tells you in April.
06Resident Communication Support
Somebody picks up, and then somebody follows up.
07HOA & Community Association Support
Boards should be governing, not chasing paperwork.
08Administrative & Back-Office
The paperwork nobody touches until it's suddenly urgent.
Two doors
An owner wants to know what's going on. A resident wants the sink to drain. Same phone number, very different job.
Owners & brokers
Maybe you own a few units. Maybe you're a broker who'd rather not spend Thursday chasing a plumber. Either way, the work orders, turnovers, vendor paperwork and reporting come off your desk, and what comes back is a file you can actually hand to somebody.
Start a property conversationResidents
Something's broken, leaking, or won't lock. Send it once, with photos if you have them, and it gets logged and scheduled and followed until it's genuinely fixed. You shouldn't have to explain it three times to three people.
Submit a requestHow it starts
Four steps, and then the building stops being something you worry about.
-
The walk-through
We walk the property, look at who you're already using, and go through whatever paperwork exists. It costs nothing, and you keep the list of what we found whether you hire us or not.
-
The scope
We put in writing which of the eight we're actually running, what stays with you, and what it costs. Nothing gets bundled in that you didn't ask for.
-
The file
Vendors verified, insurance certificates collected, keys logged, a file opened for every unit. It's a tedious week, and it's the reason the next twelve months are boring.
-
The rhythm
Requests come in, jobs close out with photos, statements arrive when you asked for them. We call you when there's a decision that's genuinely yours — not to tell you a plumber got dispatched.
